Despite a recent small uptick in vacancies, affordable housing in Kingston is still hard to find.
Good news: Applications are now open for the Golden Hill Apartments housing lottery. The 164-unit affordable housing development set to open this fall. The breakdown appears to be about 107 one-bedroom, 29 two-bedroom, and 28 three-bedroom units, with nearly half (around 80 units) reserved exclusively for seniors aged 62 and over.
Eligible households earn between 30% and 80% of the area median income (AMI). Rents range from $538 per month for a one-bedroom at 30% AMI up to $2,287 per month for a three-bedroom at 80% AMI, depending on income and household size.
Pre-applications must be submitted online or postmarked by October 7, 2025. The lottery will be held virtually at 10 a.m. on October 21, 2025 via Microsoft Teams, and you do not have to attend in person.

Built on the former Ulster County Jail site, the development reuses a 20-acre property to create an energy-efficient, all-electric, intergenerational community. Amenities include on-site daycare, fitness facilities, community gardens, rooftops solar, a walking path to the county trail, free broadband, and supportive services through Family of Woodstock.
In an affordable housing desert, Golden Hill is rare opportunity for local residents who earn too much for public housing but still cannot afford market rates.
